Moss, lichen, and algae are more than a cosmetic issue.

  • Improves curb appeal & will help sell your home quickly when selling
  • Increases roof life – will SAVE homeowners thousands of dollars
  • Energy savings – save more $
  • Healthier environment
  • Homeowner insurance companies are canceling policies due to infestation of algae, moss and lichen (click on link below for more information on this topic)

Black streaks or stains (Algae)

  • Black streaks are caused from algae, called Gloeocapsa Magma, which feeds on the limestone in your shingles.  Algae spores land on every section of the roof surface over time.  Algae is first seen on heavily shaded sections of the roof (North facing sections or sections under trees).  If algae is not killed, it will continue to spread and darken every roof section.  Once you have algae, it’s friends lichen and moss will join the party.

  • Lichen feeds off the algae.  Lichen is a fungus that has roots that wrap around the granules in the shingles causing stone removal damage. They start out as small “spots” that many customers think are bird droppings.  Lichen grows across the peak of the roof, down the edges, and in spots.  Lichen causes tremendous damage to a shingled roof as it removes the stones.  Once stones are removed, the shingles will lift and curl causing premature roof replacement.

  • Moss is a flowerless plant that grows in dense green clumps or mats, and loves moisture and shade.  Moss acts like a sponge, soaking up and storing water. Because moss has roots and retains water, it will grow underneath the shingles causing lifting and water damage.

  • Use a shingle manufacturer recommended process
    • Always hire a certified Roof Cleaning Institute of America contractor, that only uses the proper cleaning solution, that is approved by ARMA (Asphalt Roofing Manufacturers Association), and shingle manufactures.
    • Hire a company that offers a 3 Year Guarantee
    • Do NOT hire anyone that will use a pressure/power washer on your roof
      • High pressure rinsing is not needed with the recommended cleaning solution.  A pressure washer will damage the shingles, and will not kill what is growing on the roof.  If what is growing on your roof is not killed, it will return within 6 months.
  • Cleaning process and equipment is recommended by shingle manufacturers (extends the life of your shingles)
  • Only company that offers a 3 Year Guarantee on a full roof cleaning
    • Angie’s List – A Rating
    • Better Business Bureau – A+ Rating

  • HONEST:  We will recommend replacing your roof if: damage from algae, moss & lichen is severe, or shingles are cracked, lifted or curled.
  • Algae, moss & lichen will damage your roof by removing the stones off the shingles. This causes the shingles to lift and break.  Cleaning your roof will eliminate the need for shingle replacement before needed.
  • Trim Tree’s
    • The more sun that hits your roof, the longer you will go before seeing the algae, moss or lichen on your roof.
    • Gutters
      • Extend any gutter that empties onto a roof down into a lower gutter.  Algae, moss & lichen love moisture, so keep as much “excess” water off your roof.

  • Zinc & copper strips prevent “most” future growth of algae, moss & lichen, but they will not kill or remove the current growth on your roof.  When installed correctly, rain carries the zinc or copper carbonate down over the shingles serving as a wash to help prevent algae from starting.  Our company does not recommend these strips, as they are costly to buy and install. We have also cleaned many homes that have these strips.  They decrease the home curb appeal, and will only last about 6-8 years.  Zinc and copper are toxic to aquatic life.
  • Most shingles are now “algae resistant” and warranties range from 5-15 years
    • About 20 years ago, shingle manufacturers started to add limestone to the aggregate of a shingle to save money.  Limestone is cheaper to buy than ceramic.  Algae, mildew and bacteria utilize this limestone as the base nutrient of their roof ecosystem and begin to feed on it.  Because of this widespread problem, shingle manufacturers started to sell algae resistant shingles (for more money).  These shingles contain cuprous oxide or copper ions.
  • 5-10% of what you would pay to replace your roof.  Cost for cleaning is based on 3 factors: size of the roof, severity of the problem and height and pitch (cost ranges from $300 – $1,500)
  • Cleaning your roof will restore your roof to the original color.  It will dramatically improve the curb appeal of your home.  When it’s time to sell your home, a potential buyer will not feel they need to spend extra money on a new roof.
  • Shingles will fail from excess heat caused from the darkening of the shingles.  The darker the shingles get from the black algae streaking, the more heat they absorb.  This excess heat dries the shingles, and ages the petroleum in them.  In the summer, the home air conditioning will stay on longer causing higher energy bills.
  • If your roof is infested with algae, fungus, bacteria & mildew, it will infect every area around your home from wind and rain.  These spores will land on your driveway, walkway, deck and grass.  They will be transported into your home by foot traffic, pets and the air we breathe.
